Granny Flat Appraisals

A granny flat also referred to as a mother-in-law suite, or guest house. A granny flat will most often include bedroom, living room, kitchen, bathroom and a separate entrance.  A granny flat can be attached or detached however without permits it will not be given any value in an appraisal or sale of the home.

How is a granny flat appraised?

I am often asked various questions regarding how a granny flat is appraised. First the separate entrance is a requirement for it to be considered a granny flat otherwise it is just considered part of the main house. Second it must be a finished area to given value and above ground will usually add more value than below ground, such as a basement.

Valuing a granny flat

As with any appraisal, the comparables are important. The more comparables you have in your area to compare the more accurate value for the granny flat. If you build a granny flat on your home in an area where this is uncommon, when it comes time to appraise this will make the appraisal process more difficult because there will be little to no comparables available to determine a value.

So remember when deciding to build a granny flat, pay attention to your neighborhood and what is common for your area so that when you go to sell you receive the best value for your granny flat.
