FHA does not always require a home to have all the kitchen appliances installed. There are two types of appliances built-in and slide-in, depending on which your home has, will depend on which appliances are required. Built-in appliances are considered real property therefore, are required by FHA to be installed. Slide-in appliances are considered to be personal property and therefore are generally not required for FHA, however if the slide in appliance is not installed the gas lines must be plugged. Both types of appliance must be in good working condition and must provide safety of the residence and occupant. Although it is an appliance, a refrigerator being installed is it not an FHA requirement, although typically there must be an area that allows for a refrigerator placed in the kitchen. FHA has specific guidelines for what is necessary for food preparation and a refrigerator is not one of them.
The appraiser will check that all appliances are turned on and in good working order at the time of the inspection which will also verify that the appliances are on and operable. FHA requires that the utilities are on and operable at the time of the inspection. Another FHA requirement for the kitchen is that there must be a working sink with sewage as well as kitchen counter space that is adequate to prepare meals on.
