Pre-Listing Appraisal

Homeowners do not always understand how valuable a pre-listing appraisal can be and do not want to spend the money. One of the most common reasons that properties don’t sell or are on the market for an excessive amount of time is because they are overpriced.  If you have a pre-listing appraisal completed you will quickly know what the value of your home is based on the current market and area. The sooner you are able to sell your property the less money that will be wasted on a mortgage payment.

The other thing to consider when listing your property for sale is that the appraiser has the only non-biased opinion.  The appraiser does not gain or lose anything based on what the value of a property is. The seller would prefer the price to be high because they want to sell the property for as high as possible. The buyer would prefer a lower value so they can spend less money. The appraiser’s fee is not at all based on the value of the property therefore when determining what to list the property for a non-biased appraisal could help you list it at the most accurate and supportable value so that it will sell quickly.
