San Diego Appraisals: What is an Effective Date?

 

A phrase often used  in San Diego by appraisers that can confuse clients is the “Effective date” of the appraisal. The term seems self-explanatory; however it is helpful to know exactly what this term means, because it can sometimes change.

The effective date can refer to a few things, the first and most common is the date of the inspection. This is the day that the appraiser goes out to the property to inspect it and choose comparable sales. An appraiser in San Diego cannot choose comparable sales that have closed escrow past the date of the inspection, even if a similar comparable sale close escrow the very next day the appraiser will not be able to use it in their evaluation of the home.

Although the date of inspection is the most common use of this term it can also refer to a past date for estate or date of death and insurance purpose appraisals. For a date of death appraisal the home is appraised on the date the person passed away to get the market value for the home at that time. These appraisals also cannot use comparable sales past the effective date.

The effective date can often be frustrating when just one day after the inspection or effective date a good comparable sale closes escrow. However frustrating this is there has to be a final date to stop choosing comparable sales to receive a true market value of a property.
