If you are looking for an appraiser in the San Diego area you have probably been told to find a Certified Residential appraiser. In California there are 4 appraiser levels which are trainee (AT), Licensed Residential (AL), Certified Residential (AR), and Certified General (AG). Currently in California Trainee and licensed residential appraisers are not required to have a college degree, require less experience, and are not allowed to appraise many homes due to the scope of work.
We recommend that you use a Certified Residential appraiser because a lower level appraiser may not be able to appraise your property or have little experience. A Certified Residential appraiser is certified to appraise many different homes including high end properties, and up to four unit residential properties, vacant residential land, rural properties, single family homes, and duplexes. There are few limits on what this level appraiser can appraise and in most cases this also means that they have far more experience than appraisers at lower levels. Although, they have few limitations a Certified Residential appraiser in San Diego cannot appraise commercial property of any kind.
We recommend that you confirm what level appraiser you are dealing with before hiring them for the job. Be sure that they are qualified and experienced in appraising homes like yours and in your area for the most accurate market value of your home.
