A “Subject to” San Diego appraisal is one that many people do not understand or have not heard about but in most cases it is a helpful tool to know. “Subject to” appraisals occur when there are repairs needed or improvements uncompleted to a home. “A subject to” appraisal values the home as if the repairs and improvements are completed with a statement in the appraisal saying the appraisal will be “subject to” the completion of the repairs or improvements. An example of this is when a homeowner is upgrading their home with new bathrooms and on the date of the appraisal the floors are not completed, the San Diego appraiser will appraise the home as if the floors are completed and once they are they appraiser will go back out to re-inspect. If the report was not made subject to instead of your bathrooms showing as upgraded they will show as needing repaired because the floors are not completed and therefore the appraiser would have to pick other properties comparable to your homes current condition.
Per California law all residences must have a smoke detector, carbon monoxide detector, and the water heater must be double strapped. In many cases when the appraiser goes to inspect a property one or more of these items are missing, because there is the option for “subject to” the homeowners have the opportunity to install what is missing so that the appraisal will go through.
“Subject to” appraisals includes the proposed improvements as if they are completed to determine the market value of a home. This is a helpful tool for many homeowners however most of the time there is an additional fee for the re-inspection after the improvements are completed, but the fee for a re-inspection is much less expensive than a full new appraisal.
